Virginia Attorney General Jason Miyares announced that his office has filed a lawsuit against Zillow and Redfin, alleging that the companies violated antitrust laws by agreeing to cease competition in the rental listings market. Miyares said on X that this alleged agreement harms consumers.
“BREAKING: I just sued Zillow and Redfin,” said Miyares “Zillow’s $100 million payment to Redfin to stop competing for multifamily rental listings violates antitrust law, eliminating free market incentives that drive better prices, better services, and better choices for consumers.”
According to the official complaint filed in federal court, Miyares and a coalition of states accuse Zillow and Redfin of colluding to suppress competition in multifamily rental listings. The states allege a $100 million agreement removed Redfin as a competitor in internet listing services, reducing consumer choice and raising advertising costs, which they claim is a violation of the Sherman Act.
The U.S. online apartment rental listings sector is highly concentrated, with CoStar Group holding the largest share, followed by Zillow and Redfin. According to IBISWorld’s 2025 industry report, competition in the digital multifamily advertising market has intensified as more renters shift online. Zillow’s growing dominance is central to the states’ antitrust claims.
Recent real estate antitrust cases have shown substantial financial and regulatory fallout. Reuters reported that home brokerage Compass paid $57.5 million in March 2024 to settle commission-fixing claims tied to a broader industry shakeup that forced reforms within the National Association of Realtors, highlighting rising scrutiny of real estate platforms.
Miyares, a Republican who has served as Virginia’s attorney general since January 2022, previously represented Virginia Beach in the House of Delegates. According to the Virginia Office of the Attorney General, Miyares focuses on consumer protection, law enforcement support, and competition policy, leading multistate actions such as the Zillow-Redfin lawsuit.
